Home Improvement And Remodeling Projects To Help Retain Value

Virtually every homeowner has seen his home value plummet over the past few years. Even houses in perfect condition are worth only 75% of their value a mere 24 months ago. Some are even lower. For home owners who have not been able to keep up with repairs, values have reached a point of no return. However, before it’s too late for you, here are some home improvement and home remodeling projects to consider that won’t cost a bundle.

A common problem with homes is something called “functional obsolescence”. This means that it’s just plain old fashioned and out of date. It could technically be in excellent condition, but if it looks like something from the Leave it to Beaver era, it won’t sell. To prevent this from happening, tackle small projects one at a time so that you don’t have a $30,000 remodeling project facing you at the last minute when you can least afford it.

As you decide what projects to take care of first, pay attention to your exterior. Too often this is forgotten about yet it’s the one most important aspect in getting potential buyers interested in your property if you find that you need to sell quickly. If your paint is peeling and you have weeds reaching the second floor, people will dry away rather than be lured in to see the rest of your home.

Large multi storey homes may need professional attention if only because they have the right tools such as tall ladders and the right type of staging. However, smaller homes like ranches and slabs can usually be handled with a few friends in a day or so.

Bathrooms can and do pose some challenges, but they aren’t impossible to tackle. Certain aspects will need some research and many times places like Home Depot have free classes where you can learn some very intricate ways to do things like yourself. Difficult projects like removing old fashioned tile or completely removing cabinets and installing new ones should best be researched and studied before making a move. Remember, you’re trying to save money not cause an expensive problem because you didn’t know what you were doing.

Kitchens and bath can have their looks dramatically improved with little things like new faucets and sinks. New counter tops always look good as well and many can be found for reasonable prices at local outlet stores for pennies on the dollar. A brand new kitchen sink can be had for under $150 and a new bathroom sink for under $40 – and each one can add hundreds of dollars in value to your home.

Keeping a home up to date can get expensive if done all at once. No one wants to walk into a home and say, “Wow, your 1975 kitchen is so… Quaint.” Decor should be timeless but that doesn’t mean it has to be boring. Actually, installing anything that does look ultra modern or too trendy will be a problem. People interested in a home look for clean, shiny, and new (or at least items that look like new).

New faucets, new appliances, new lights and a fresh coat of bright paint can turn the drabbest room into a showcase for less than a few hundred dollars if you can handle it all yourself.
